Public notices: Major housing plans and town centre flats

Thames House, Marlow Road, may extend to add 27 flats.

In the public notices this week, 215 homes are planned for near the golf club site. Plans have also moved forward for 135 homes on West Windsor land and there is an application for 27 flats on a town centre office block.

Planning

Plans are in for land south of Harvest Hill Road in Maidenhead, off Kimbers Lane – which forms part of the ‘South West Maidenhead’ development area.

The existing site covers approximately 8.52 hectares, currently used as a golf driving range and is located to the south of Maidenhead and to the north of the A308(M).

Taylor Wimpey UK Ltd is looking to pitch in 215 homes, ranging from
one-bedroom apartments to five-bedroom houses.

Meanwhile, extra plans are in for land in West Windsor (AL21), north of the A308, for 135 homes – also known as land adjacent to The Hatch, south of Maidenhead Road and north of Windsor Road, in Water Oakley

This also includes areas of public open space, including play spaces and pocket allotments.

Some aspects of the plans have previously been explored.

The principle of development at the site has already been established by the council’s grant of outline planning permission (reference 22/00934).

This confirms that the site is capable of accommodating up to 135 dwellings with vehicle accesses onto Maidenhead Road.

Now the developer, Crest Nicholson South, has outlined ‘reserved matters’, which cover more parts of the plans for the site in detail.

In this case, these matters are appearance, landscaping, layout and scale. Specifically, it is looking at what kinds of houses might be on the site, as well as what amenities.

Lastly, there is an application to add two storeys to a building in Marlow Road to provide 27 flats at InVentiv Health, Thames House.

These flats, by applicants Barker Homes (Maidenhead) Ltd, would be studio, one-bed or two-bed apartments.

The site is split between two areas, with Thames House located at 17 Marlow Road and the external car park situated just to the south of Thames House, adjacent to Sun Lane.

The site is surrounded by several similarly tall buildings located within 100m of the site.

These include Marlow House and Spur House, the Lantern Maidenhead office, Hanson House, and the Commonwealth War Graves Commission building.

The site covers an area of approximately 2,800sqm. To the rear of the site, buildings reduce in scale to predominantly two storey dwellings.

Earlier this year the council refused prior notification for 33 units as an upward extension to this building.

This was partly because a number of the bedrooms would not have a window and therefore ‘would not be provided with adequate natural light.’

The applicants have attempted to demonstrate that this new application meets the requirements for a ‘prior approval’ application, which will allow the company to effectively bypass the full planning process.

This is more likely to happen on developments where smaller adjustments are being proposed that wouldn’t substantially alter the use of the building.

The building already has permitted development consent for conversion from office use to residential.

The existing car park provides for 95 spaces – so ‘sufficient parking’ exists on site to accommodate the requirements of the development, says representatives Allen Planning Ltd .

The proposal is also seeking to provide 73 cycle parking spaces.
