New Nicholsons redevelopment plans for flats, offices and shops to come soon

Major planning applications are set to come forward concerning the redevelopment of the Nicholsons Centre.

In the Advertiser’s public notices this week, Areli, the developers that have been planning this scheme since 2021, have given notice of a ‘hybrid’ planning application made of two parts for the mixed development.

The two parts of the proposals include one ‘full’ planning application for the demolition of all existing buildings on site, except Nicholson’s House and Brock House, followed by a series of new constructions.

These include three buildings classed as C2 – which could be care/residential/nursing homes – and C3, which covers standard residential accommodation, such as regular flats.

Two of these buildings are set to have different heights at different sections.

One building will be 10 storeys high at two of its sections with one five-storey part. The second building will be part 15 and part 20 storeys and the final one will be 13 storeys.

There is also set to be a 17-storey residential building (standard residential accommodation) and a four-storey office building.

Plans also include a new public open space, a multi-storey car park and space for retail, financial and professional services, or restaurant and cafés, drinking establishments, and assembly and leisure uses.

The second part of the scheme in being submitted in the form of an ‘outline’ application, meaning more details are set to be released later down the line, and decided on separately by the council.

For example, an outline application can look just at ‘scale’, ie building heights, and consider other matters like landscaping or access separately. In this case, it is to ‘provide flexibility to meet future occupier requirements.’

This outline application is for one building with a maximum height of 68.9m (about 20 storeys), on the site of a mixed-use redevelopment comprising:

  • Up to 11,000sqm of commercial, business, or service space (likely mainly offices)
  • Up to 850sqm for retail, financial and professional services, restaurants and cafés, drinking establishments and takeaways. This space could also incorporate assembly and leisure uses, or ‘non-residential institutions’.
  • Up to 1,100sqm of parking and ‘plant’ space (meaning boilers, generators or similar).

The public notice says that ‘any owner of the land or tenant’ who wishes to make representations about this application should write to the Royal Borough within 14 days (from April 25) to: Royal Borough of Windsor and Maidenhead, Town Hall, St Ives Road, Maidenhead, Berkshire, SL6 1RF.

The Advertiser understands the planning applications will be submitted to the Royal Borough’s planning portal next week.
