The owners of the The Stag Pub in Burnham plan to demolish it and replace it with a a pair of semi-detached homes.
The pub in Hawthorn Lane - formerly known as the Beeches Bar Grill was closed and boarded up by its the previous owners in 2012.
It was sold to Rouse Construction later that year.
In its application to South Bucks District Council, the company said it had been keen to reopen the business despite resistance from neighbours who complained about disturbances.
However, it said costs of refurbishment and its location mean it would be impossible to trade profitably.
A decision is due from SBDC by July 10.
