Planning:

The finer details of a plan to build 104 flats at the site of Hatfield Car Park have been provided to Slough Borough Council.

The council decided to sell the car park, which is near to High Street, in April last year, and plans to redevelop the land into flats were lodged by developer Elstree Land in December.

The 581-space six-storey car park was deemed to be ‘surplus’ after a review of all Slough town centre car parks conducted by the council.

After Elstree Land submitted its plans to the council, more details have been added to its application online, including a financial viability assessment.

An assessment has valued the car park land at ‘very conservatively, in the region of £1,000,000’, according to the assessment on behalf of the developer.

The cost of building the new flats is estimated at £20,316,106 while the completed build has been estimated to be worth £34,278,830.

No affordable housing would be provided as part of the scheme.

The financial report said: “If the council insists that the proposed development delivers affordable housing in accordance with its policy, it would render the scheme financially unviable, meaning that the site would not be released for development.”
