Stanley Black and Decker swerves Tempo building for new Maidenhead HQ

Stanley Black & Decker has signed a lease on a new Maidenhead headquarters, cancelling a deal to move into the town centre Tempo building.

The American tools giant had been expected to move to a prime spot on the top floor of Tempo but has now opted to open a new office at The Reach in Bridge Avenue.

Maidenhead Tempo, formerly the Three Building, is undergoing a £40million renovation which has been beset with delays since work kicked off in 2022.

When Stanley Black & Decker signed on for Tempo in late 2023, the project was already months behind schedule having been due to open in May 2023. 

Owner Legal & General Investment Management Real Assets has blamed the delays on contractors for the building's glass frontage and another contractor falling into bankruptcy.

Tempo's main contractor ISG plunged into administration in September 2024, costing thousands of jobs across the country and leaving the Maidenhead project in limbo.

L&G has since appointed Morgan Sindall, the company behind last year’s renovations to Maidenhead Railway Station, to oversee the completion of work.

L&G now says Tempo will be finished by the end of 2025.

US Pharmaceutical corporation Johnson & Johnson signed a deal for office space at Tempo in 2024, which would see staff from across the Thames Valley relocated to Maidenhead in 2026.

But Stanley Black & Decker’s move to swerve Tempo will come as a blow to L&G.

When asked for comment on the Stanley Black and Decker move, a spokesperson for Legal and General said:

"Following ISG’s administration last September, we are pleased to confirm the appointment of Morgan Sindall as contractor.

“Tempo will be one of the most sought-after buildings in the South East office market, delivering 127,000 square feet of best-in-class accommodation to the market in Q4 2025."

The Reach deal, brokered by Savills letting agents, will mean Stanley Black & Decker relocates from its base in Bath Road, Slough.

The offices feature 32, 032 square feet of workspace spread over three floors which look over York Stream to the rear.

Savills’ national offices director for greater London and the south east Olivia Fryer said:

“The letting to a household name like Stanley Black & Decker demonstrates the continued appeal of modern and sustainable workplaces in well-connected Thames Valley towns.

“The Reach offers a refurbished office space with sustainable solutions such as electric vehicle charging, [energy performance certificate] B, BREEAM ‘Very Good’ and impressive end-of-trip facilities, making it a great fit as the new HQ to Stanley Black & Decker."

BREEAM (Building Research Establishment Environmental Assessment Method) is a certification that assesses a building’s environmental sustainability.

Stanley Black & Decker did not return a request for comment.
